Modernisation

What is lift modernisation?

Modernisation replaces the parts of a lift that wear out or go out of date, and keeps the parts that still work. Typical work: a new controller, a new drive, a new door operator, new buttons and displays, and new cabin lighting. The shaft, the guide rails and often the machine stay. The lift then runs like new for around another 15 years.

When should a lift be modernised?

Look at it once the lift is 10 years old or more. The decision rests on how the lift is used and how it has been maintained, not on age alone. Frequent breakdowns, long waits, a jerky ride, doors that slam or keep reopening, and parts that are hard to find are the usual signs.

Modernise or replace?

Modernisation costs a fraction of a new lift, usually needs no building work, and takes one lift out of service at a time. Replacement means a new lift and months of construction with all lifts affected. For most buildings, modernisation is the sensible first step. We tell you plainly if it is not.

Can the work be done in stages?

Yes. We split the work into packages: fixtures (buttons, displays, lighting), controller, and drive. The packages follow your building's budget and can run over more than one financial year.

Will the building be without lifts?

No. We take one lift out of service at a time. The other lifts keep running.

Do you modernise lifts of other brands?

Yes. KONE, Mitsubishi, Toshiba, Hitachi, Schindler, Fujitec, LG and others. We are independent, so we choose the controller and parts that suit your lift, not one maker's catalogue.

Does the lift need a new Certificate of Fitness after modernisation?

After the work we test the lift and arrange the JKKP (DOSH) inspection. The lift is certified before it goes back into service. You keep the service report and the JKKP inspection report.

Can we refit the cabin interior?

Yes, as an optional paid upgrade on a modernisation. It is not part of the standard package.

How long does modernisation take?

It depends on the scope. A fixtures package is quick. A full controller and drive change takes longer. We give you a schedule in the written quote and keep to one lift at a time.

Maintenance and the Certificate of Fitness

How often must a lift be serviced in Malaysia?

Every month. The OSH (Plant Requiring Certificate of Fitness) Regulations 2024 require a written maintenance contract of at least one year with a competent person, a service visit every month and a full examination every three months.

What is a Certificate of Fitness?

The Certificate of Fitness (formerly PMA) is the certificate from JKKP, the Department of Occupational Safety and Health (DOSH), that says a lift is safe to use. A JKKP officer inspects the lift. The certificate is valid for 15 months from that inspection. Without a valid certificate the lift must not be used.

What happens if the Certificate of Fitness lapses?

There is no grace period. The lift must stop until it is re-inspected and certified. Owners and committee members can be fined. We track your dates and book the inspection early so this does not happen.

What does a monthly service visit cover?

The machine and brake, the ropes, the doors and door safety edges, levelling at each floor, the emergency light, alarm and intercom, the pit, lubrication and cleaning, and a check of the controller for logged faults. You get a service report after every visit.

What is the three-monthly full examination?

A deeper check of the safety parts: the safety gear, governor, buffers, brake, door locks and travelling cable. The 2024 regulations require it on top of the monthly visits.

Can LNE take over maintenance from another company?

Yes. We do a free site visit, look at your lifts and your records, and give you a written quote. When you switch, your Certificate of Fitness dates and service history carry over. Nothing lapses.

Which brands do you maintain?

Any brand. KONE, Mitsubishi, Toshiba, Hitachi, Schindler, Fujitec, LG and more. Most of the 500+ lifts we look after were installed by someone else.

Where do the parts come from?

We support parts for any brand, with OEM and approved alternative options. The quote says which is which.

Are breakdown call-outs included?

Yes. Breakdown response, day or night, is part of our maintenance contract. Replacement parts are quoted before we fit them, unless your contract covers them.

Who is legally responsible for a lift?

The building owner. In a strata building that is the Joint Management Body or Management Corporation, and its committee members personally. A maintenance contract with a competent person is how you meet that duty.

Repairs and breakdowns

Do you repair lifts you do not maintain?

Yes. We repair lifts of any brand, whoever installed or serviced them before. Every repair comes with a maintenance contract from then on, so the fault does not come back and the lift stays certified.

Why does every repair come with a maintenance contract?

A one-off repair fixes one fault. The lift is still due for monthly service by law, and the next fault is usually not far off. The contract keeps the lift safe and gives you one team responsible for it.

How quickly can a technician come?

Day or night. WhatsApp us the building, the area and what the lift is doing. We reply with the arrival time. Our technicians work across Kuala Lumpur and Selangor.

Someone is trapped in the lift. What should we do?

Tell them to stay inside, keep away from the doors and press the alarm or intercom. Never force the doors or try to climb out. WhatsApp us straight away with the building and the lift number. Our technician releases them safely.

What are the most common lift faults?

Doors that do not close or keep reopening, the lift stopping between floors, a dead display, poor levelling at the floor, a noisy or jerky ride, and controller trips after a power cut. Water in the pit after heavy rain is common in Malaysia too.

Can you get repair parts for any brand?

Yes. We support parts for any brand, with OEM and approved alternative options. The quote says which is which.

Is repairing an old lift worth it?

If a lift is 10 years old or more and breaks down often, repairs become a false economy. We tell you plainly when modernisation would cost less over the next few years.

New lifts · Passenger

New passenger lifts

How many people does a passenger lift carry?

410 kg carries about 5 people, 630 kg about 8, 1000 kg about 13 and 1600 kg about 21. We size the lift to your floors, traffic and building type.

Machine room or machine-room-less?

Both are available. A machine-room-less lift puts the machine at the top of the shaft and saves a room on the roof. A machine room is easier to maintain and suits taller buildings. We recommend one based on your building.

Whose lifts do you install?

Our own passenger lift line, specified for Malaysian buildings and installed and certified by LNE. Capacities 410 to 1600 kg, speeds 1.0 to 3.0 m/s. We also maintain and modernise lifts of every other brand.

Do you replace old lifts in existing buildings?

Yes. If the old lift is beyond economic repair we remove it and install new. If it is sound, we usually recommend modernisation first, because it costs far less.

Who arranges the Certificate of Fitness?

We do. After installation we test the lift, arrange the JKKP (DOSH) inspection and hand over the Certificate of Fitness with the lift.

Do you maintain the lifts you install?

Yes. The team that installs your lift maintains it: monthly visits, three-monthly examinations and the Certificate of Fitness renewals.

How long does a new lift take?

Manufacture, delivery and installation each take time. We give you a programme in the quote once the shaft is measured or the drawings are checked.

Goods lifts

What loads can a goods lift carry?

From 1000 to 5000 kg. Tell us the heaviest load, its size, and how it is moved: trolley, pallet truck or forklift. We specify the platform, floor and doors for it.

Can a forklift drive into the lift?

Only if the lift is built for it. A forklift and its load put a heavy point load on the floor and the sill. Tell us at the site visit and we design for it.

Can people ride in a goods lift?

A goods lift is designed and certified for goods, with an attendant where the design allows it. If staff need to ride with the load, tell us and we specify the right class of lift.

What space does a goods lift need?

A shaft, a pit and headroom above the top floor. The sizes depend on the capacity and the door width. We measure at the free site visit and give you the structural requirements.

Do goods lifts need a Certificate of Fitness?

Yes. Goods lifts are inspected by JKKP (DOSH) and need a valid Certificate of Fitness, the same as passenger lifts. We install, test, arrange the inspection and then maintain the lift.

Can you modernise or repair our existing goods lift?

Yes, any brand. Goods lifts in factories work hard and wear out doors, floors and controllers. We repair, modernise and maintain them.

Home lift

Home lifts

Do I need to dig a pit?

Not always. One of our home lifts needs no pit. It sits on the floor and travels through a small opening in the ceiling, with a safety gate at the top landing. The other runs in its own shaft and needs a pit of only 80 mm.

How many floors can it serve?

Two to five storeys. Most homes we fit have two or three.

How much space does it take?

From about 0.8 m² of floor. About the size of a small wardrobe.

What ceiling height do I need?

About 2.3 m of overhead on the top floor for our smallest option. We check this at the site visit.

How long does installation take?

A few days. Most homes need no major building work.

Can it go into a house that is already built?

Yes. Most of the 120+ home lifts we have installed went into finished homes. The lift needs an opening in the floor above and a power point nearby.

Does a home lift use a lot of power?

No. It runs from a normal household supply, and it only draws power while it moves.

What happens in a power cut?

Our home lifts have battery back-up. The lift takes you to a floor and opens the door.

Is it safe for parents and grandparents?

Yes. The door locks while the lift moves, the lift stops level with the floor, and there is an alarm inside. A home lift is far safer than stairs for someone who is unsteady.

Who looks after it?

We do. LNE services it and keeps it safe, the same as our building lifts.

What does a home lift cost?

It depends on the number of floors, the option you choose and the finish. The site visit is free and the written quote is fixed.

Is LNE a lift manufacturer?

No. LNE is an independent lift contractor. We install, modernise, service and repair lifts. Our new passenger lifts are built for us by a manufacturing partner. Everything else we do on lifts of any brand.

What does "independent" mean?

We are not owned by a lift brand. We service any brand, choose OEM or approved alternative parts, and recommend what suits your building, not one maker's catalogue.

Where are you based?

Petaling Jaya, Selangor. We cover Kuala Lumpur and Selangor: Petaling Jaya, Shah Alam, Subang Jaya, Klang and around.

Are you registered and licensed?

Yes. LNE Elevator Sdn. Bhd. is registered with JKKP (DOSH), CIDB and MOF. Our engineers are CP1-certified competent persons.

How long have you been operating?

Since 2006. Our leadership has 40+ years in lifts. So far: 200+ lifts modernised, 500+ serviced, 60+ passenger lifts and 120+ home lifts installed.

Do you work outside Kuala Lumpur and Selangor?

Our service area is Kuala Lumpur and Selangor. That keeps our technicians close to your building. For a project elsewhere, ask us.

Yes. An engineer visits, looks at your lifts and your records, and we send a written quote. No charge and no obligation.

How do you reply?

What should I tell you?

The building name and area, the number of lifts, the brand and age if you know them, and what you need: modernising, maintenance, a repair or a new lift. Photos of the lift and the machine room help.

Can you quote without a visit?

We can give a rough indication on WhatsApp. A firm quote needs a site visit, because two lifts of the same brand and age can be in very different condition.
